275 Madison Avenue is an individually designated landmark building in midtown Manhattan dating from the from the 1920s. The project combines five different floor plates, plus mezzanines, to create a new home for the Rosen Law Firm and includes a complete gut interior design as well as window replacement on the landmarked facade.

Workplace design began with a series of options and visioning sessions with the owner and senior staff, preparation of options for different density and office versus benched work areas. In addition, options included various types of connective stairs between the many floors.

Extensive survey work of the existing conditions revealed hidden voids that had been obscured through years of construction of typical hung-ceiling offices. We were able to create a space with enough height to be a gym with half court basketball. Other spaces were discovered and optimized to create maximum efficiency.

The reception on the 40th floor is also the conference center and most public face. The 41st and 42nd floors each have generous touchdown areas adjacent to the open-concept pantries.

Part of the planning process included a technology change, from desktop to laptop computers, which enable staff to work in any number of spaces within the office and to work remotely.
